It’s important to ask the right questions or you may end up wandering around cyberspace aimlessly or bouncing from open house to open house with no guidance. Here are a few key questions that can help you in your home search.
How do I find the best realtor to help me purchase my first home or my dream home?
Find an expert in the area you are searching. An area expert will have all the information on the best neighborhoods, school zones, communities with amenities, local shopping, restaurants, attractions and more. Chances are everybody knows a realtor, but family and friends may not be the best choice. Credentials and experience matter, and purchasing a home is a business decision, so don’t feel bad if you don’t go with a friend or family member who might not be the right fit for your transaction.
Can I rely on real estate portals like Zillow, Trulia or Homes.com for information?
While these websites might whet your appetite for house hunting, not all the information shown is accurate. These are syndicated and re-syndicated third-party providers. The information is gathered from the MLS but is not always updated correctly. These websites are in the business of gathering quantities of listings information, not necessarily quality. The information may even be very old. When you’re dealing with old information, the estimates and “zestimates” are often not reliable. It’s great to have access to all this information, but what good is it if you’re showing up to listings that are no longer active? This is where having a local real estate expert comes in handy. Your agent has direct access to the most current local information. Get to your dream house before the balloons on the open house sign are even inflated with up-to-the-minute accurate information from your agent.
Will I find a local expert at open houses?
Yes, but realtors at open houses will be representing the seller. Just like you wouldn’t go to traffic court and ask the prosecutor to defend you, you shouldn’t expect the selling agent to look out for your best interests. The agent showing the open house is required to provide truthful information, but that agent does not represent you and is not vested in getting you the price you need. You really need someone on your side of the table to negotiate a good deal. Being represented byyour own real estate expert is always your best bet.

What’s the difference between a realtor and a Realtor?

Many people have asked us, “What’s the difference between a realtor and a Realtor? Why the capital “R”?” Today, we’re here to solve that mystery and more.

A Realtor, pronounced “real-tor” (there is no “a” or “i” between the two syllables), with a capital R, is part of the National Association of Realtors and has committed to upholding the Code of Ethics and Standards of Practice of the National Association of Realtors. This means you get the gold standard in ethical service from a Realtor, but you may not receive the same from a realtor. The gold standard is what you get from Jacobson Realty and Home Staging, where we are all Realtors.

What is the National Association of Realtors?

The National Association of Realtors is made up of over 1.1 million members from all aspects of real estate. This includes brokers, salespeople, counselors, appraisers, property managers and others from the commercial, industrial and residential real estate fields.

In order to be a Realtor, someone in the field has to join the Association and agree to abide by the strict Code of Ethics. Ongoing continuing education requirements in the Code of Ethics must also be completed in addition to state-mandated training. The Association provides a wealth of information and a facility for research, the exchange of information and professional development.

What is in The Code of Ethics?

Realtors have certain obligations to their clients and customers, to the public and to other Realtors as outlined in the Code of Ethics and Standards of Practice of the National Association of Realtors.

Their duties help ensure you as a client or customer are getting fair, honest and equal information at all times.

· Realtors cannot mislead an owner about the market value of a home to get their listing.

· Realtors are not allowed to mislead buyers about savings or benefits they can receive through their services.

· A Realtor can only represent both the buyer and seller in a transaction (or the landlord and the tenant) after all parties are fully informed and written consent is documented.

· A Realtor must submit offers and counter-offers objectively and quickly.

· A Realtor can only permit access to a property on the terms and conditions authorized by the owner or seller.

· Realtors must preserve and protect the confidential information of a client.

There are much more standards of practice listed in the Code of Ethics that Realtors must abide by, all of which stack up to a trustworthy and confident transaction for you.

Duties to the Public

A Realtor also has duties to the public. In the state of Virginia, they may not discriminate against race, color, religion, sex, handicap, familial status (a parent or guardian with children residing with them who are under the age of 18 years old), national origin, sexual orientation or gender identity. They also may not volunteer information about the racial, ethnic or religious composition of any neighborhood. They must be honest in all communications and not present misleading information to the public.

Duties to Other Real Estate Professionals

A Realtor has duties to other real estate professionals to keep a strong ethical backbone in the real estate community. Realtors cannot knowingly or recklessly make false or misleading statements orally, or in writing, about other real estate professionals, their businesses or business practices.

Warm weather is finally here! With springtime renewal comes the return of many options for purchasing fresh, local produce, meats, honey and more from area farmers. When you purchase food from farmers markets, not only are you getting fresher, better-quality whole foods, but you’re putting money back into our communities by supporting local businesses. Here are some options for fresh food shopping in Haymarket, Gainesville, Bristow and Manassas, Virginia.

Haymarket Farmers Market – This market runs on Saturdays from April through October. You can purchase local fruits, veggies, fresh flowers, bedding plants and decorative items. The market is located in the Town Hall parking lot at 15000 Washington Street. All vendors sell only Virginia grown products, so you can rest assured your money is going back into the local community.

Haymarket Thursday Afternoon Market – Every Thursday from May through October, you can find this farmers market open from 2:30-6:30 p.m. They have tons of fresh produce, meats, honey, baked goods and more. The market is located at 16015 John Marshal Hwy in Broad Run, VA.

Gainesville Farmers Market – Every Thursday from 2 until 6 p.m., from May through September, you can shop this seasonal farmers market. It is located at 13550 Heathcote Blvd., Gainesville, VA.

Smart Market – Located in Bristow, VA, Smart Market is open year-round on Sundays from 10:30 a.m. to 1:30 p.m. They have a wide variety of local vendors who provide the community with fresh produce, meats, baked goods and more. Some of their vendors include Granted! Artisanal Bakery, Great Harvest Bread Company, Heritage Kettle Corn, Holly Brook Farm Meats and Dairy, Ignacio’s Produce, Little Green Farm, Real Country Sausage, Sweet Nuna, Tyson Farms and Orchards and Warhorse BBQ. This market is located at 8301 Linton Hall Rd., Bristow, VA.

City of Manassas Farmers Market – This farmers market was voted one of the best by Prince William Living Magazine. Starting in April, the farmers market is open on Thursdays in Harris Pavilion in Historic Downtown Manassas. Saturdays the market is located in parking lot B behind the Harris Pavilion from 7:30 a.m. to 1 p.m.

Jacobson Realty and Home Staging is pleased to welcome Robin Ellison Grove and Vicki Martin to the company. Grove and Martin, both longtime residents of Western Prince William County, have been in real estate for more than twelve years.

History

The Manassas Museum – With a permanent exhibit spanning from the Native American through the 20th century periods, with an emphasis on the Civil War, you can learn all about regional history in this museum. There are 7 nearby historic sites that accompany your museum learning experience.

Ben Lomond Manor House and Old Rose Garden – This historic site in Manassas offers inexpensive tours of the house and the grounds. This was once a plantation owned by Robert Carter III. It was inherited by Benjamin Tasker Chinn who used the plantation to farm corn and wheat to care for the 500 Merion sheep on the property. After the battle of 1st Manassas, it was converted to a Confederate field hospital. You can still read writing on the walls from Civil War soldiers.

Wine and Beer

The Winery at La Grange – This Haymarket winery has an 18th century mansion with views of 8 acres of rolling hills and vineyards. They style their wines to have the refinement of European wines with subdued fruit-forward characteristics. Enjoy your day here with a tour of the winery, taste some samples and choose your favorite to purchase and enjoy on site or at home.

Heritage Brewing Company – If you’re a beer lover and a patriot, this Manassas brewery is for you. This veteran-owned brewery runs an organic and sustainable operation, creating tasty brews and giving back a percentage of all their sales to charity. You can sample beers in their tap room and enjoy a pint of your favorite.

Just for Fun

Burnside Farms – This farm in Haymarket has been in the flower business for 3 generations. They hold special pick-your-own flower events. They are open year-round with different seasonal offerings. Burnside holds a Festival of Spring, Summer of Sunflowers, fall market and Christmas tree shop.

Splash Down Waterpark – This Manassas water park has fun for the whole family. Big kids (and grown-ups) will enjoy two, 4-story water slides. Prepare Your House to Sell Quickly!

When your house goes on the market, you want to make sure you can sell it as quickly as possible. By fully preparing before you list, you can help move your house expediently and prevent buyers from asking for additional improvements or repairs when they purchase. Check out this checklist of things to do to get your house fully prepared for the market. Then ask yourself, “How prepared am I?”

Outside

· Tidy up your lawn and garden. Cut grass, trim shrubs and trees, replace dead plants and remove weeds.

· Clean up your yard, patio or deck. Remove any trash, debris and toys from your yard.

· Make sure your driveway and entryway are clutter-free.

· Check your outdoor faucets for leaks and repair any you find.

· Make sure your mailbox, house numbers and exterior lighting are clean and in good condition.

· Do exterior paint touch-ups as needed.

· Give your house a facelift by painting the front door.

· Inspect your chimney for cracks or missing mortar and have those items repaired if you find them.

· Make repairs to loose trim, fencing and drain pipes. Clean out the gutters.

· Add a new welcome mat to your front door.

· Clean stains and window screens. If your sidewalk or house is especially dirty, consider power washing or hiring someone to power wash.

Garage

· Declutter and organize all the remaining items.

· Sweep and scrub the garage floor.

Living areas

· Apply a fresh coat of paint anywhere you need one. If your house has brightly painted walls, consider repainting with light, neutral colors.

· Clean your draperies and vacuum and steam clean your carpets (or hire a professional to steam clean).

· Make sure all lightbulbs are in working order.

· Clean all of the windows, inside and out.

Kitchen

· Remove any clutter from the countertops. Thoroughly clean counters, sinks and appliances. Clean your oven inside and out.

· Clean and polish or wax the floor.

· Clean tile or grout and replace it if it’s beyond cleaning.

Bathrooms

· Clean or replace the shower curtain.

· Thoroughly clean the sinks, shower, bathtub, toilet, floors, mirrors and anything with chrome or porcelain surfaces.

· Clean or replace grout and caulk.

· Fix faucet drips or leaks.

Closets

· Make sure that doors and drawers open and close easily.

· Declutter and tidy up the shelves and racks. Neatly arrange all your shoes and clothing.

· Get a head start on packing and remove all the clothing that’s not in season from your closet.

Overall

· Do a walk-through as if you were a home buyer. Look for doors, windows, cabinets and drawers that stick, squeak or are too loose. Look for any issue which may cause a buyer to ask for additional maintenance on your home.

· Clean your fireplace and remove any smoke stains from the wall and mantle.

· Service your HVAC system and hot water heater.

· Make sure your home smells fresh and inviting. Do this by keeping everything clean and, if possible, opening the windows occasionally to air out stale odors your home may retain.

· Heritage Brewing Company (9436 Center Point Lane, Manassas) – This veteran-owned and operated brewery is committed to quality beer and social consciousness. They use only organic and sustainable ingredients, try to have the smallest carbon footprint possible and give 1% of their profits back to charity. You can choose from their flagship beers, seasonals, limited edition, oak aged or experimental brews. Enjoy beers from their tap room Thursday through Sunday, or take a tour on Saturdays.

· BadWolf Brewing Company (9776 Center Street, Manassas) – This company’s first location offers a cozy setting to sample a few of their staple beers, plus their experimental and pilot test batches. Family-owned and operated, this brewery offers unique beers like a stout called Chocolate Covered Banana or Mango IPA.

· Big BadWolf (8420 Kao Circle, Manassas) – The new second location of BadWolf Brewing offers tons of seating where you can enjoy a wider variety of your BadWolf favorites. Or, you might choose to enjoy a growler or keg at home. BadWolf doesn’t serve food at this location, but they welcome you to bring your own or order delivery.

· Old Bust Head Brewing Company (7134 Lineweaver Road, Vint Hill) – Old Bust Head Brewing Company is named for a historic crossroads in Fauquier County. Some say the locals came up with the nickname when a neighbor fell off his horse after overdoing it. Others say the locals who drank liked to fight, or that they fell down and “busted their heads” on the road. No matter where the name came from, this brewery is known for dozens of craft beers on tap and in bottles. The brewery prides itself on investing in sustainability with its “green” building, energy efficient brewhouse and geothermal heating. The brewery also supports farmers and buys ingredients and supplies locally.

In addition to existing breweries, a new brewery is coming to Prince William County. The old Thomasson Barn at Innovation Park will become an $8 million “destination brewery.” Eventually, it will include an onsite brewing and packaging facility, bistro, tasting room, retail store, beer garden, hops fields, walking trails and bocce court.
