The Hylton Performing Arts Center aims to change that, bringing the arts to life for thousands of Prince William County residents and beyond.

Located in Manassas, Virginia, the center has 85,000 square feet of unique spaces where audiences can delight in their favorite performances and galleries. They have Merchant Hall, an elegant opera house with a stage and orchestra pit, where you can enjoy symphonies, dance, opera and theater. If you enjoy dance, theater, cabaret and chamber groups, you will usually find them in the Gregory Family Theater. Recently, the Hylton Performing Arts Center brought a Tony Award-winning cast to their stage with The Midtown Men. Four award-winning stars from the musical Jersey Boys make up this musical group, which performs classic hits from the 1960s. The center also hosted In The Company of Laureates, a gathering of five states’ award-winning poets for readings, panel discussions, workshops, open mics and other celebrations of poetry. These are just a few examples of the range of arts you can explore.

When we show people a home, we are very thorough about asking questions to ensure you are getting the best value for your home-buying dollar. In addition, you will probably have a home inspector check your potential new home for existing issues or issues that may arise in the near future. Even with all this, though, you should consider getting a home warranty, either as the buyer or the seller, to get the peace of mind that you have either just sold or purchased a well-functioning home.

A home warranty protects the actual structures, systems and appliances in your home. It’s not a replacement for home owners insurance, which protects your home and your belongings in the event of a fire or other catastrophe. A home warranty is a good supplement to have just in case you have issues with your major appliances, systems or structure of your home that result from the natural breakdown of manmade materials over time. A home warranty typically costs a little up front with a small fee each time services are needed, but can potentially save you thousands on repairs over time. Inevitably, things in your home will break, and it’s good to have the reassurance a home warranty can provide.

Not all home warranties are created equal. I highly recommend a 2-10 Home Buyers Warranty for my customers. A warranty from a company like 2-10 can help cover your repair costs on things like your HVAC system, plumbing, hot water heater, wiring, etc. You can purchase separate structural coverage which can cover things like foundation systems, beams, columns, load-bearing walls and more. You can also get additional coverage for items like pools, septic tanks, roof leaks, wells or extra refrigerators and freezers. Most policies last one year, but are renewable every year.

How can a warranty benefit a potential seller? Sometimes people selling their homes purchase a home warranty to protect their investment during the time their house is listed and as an added bonus for purchasers. Buyers who may have depleted their savings to purchase a new home won’t have any additional major expenses should repairs arise in the first year they own their home.

If you’re the buyer, you will probably want to keep your out-of-pocket expenses low, especially if you depleted some of your savings as a down payment on a home. You may want to consider purchasing a home warranty to ensure that you don’t have any major expenditures in your first year of home ownership.

You want your kitchen to be a warm and inviting space.There was a time when upgraded countertops and appliances were perks, but they have become the norm in kitchen design. So how do you make your kitchen stand out, when most kitchens look a little like gourmet kitchens? Here are some design trends that are breaking out as we head into 2016.

· White, grey or mixed color palate cabinets – White cabinets have been pretty popular over the past few years, and they continue to be, as the highest selling cabinets of today. But according to HGTV, kitchen manufacturers contest that grey is the new breakout shade in kitchen cabinet design. Paint your cabinets a soft grey to give your kitchen a modern feel. Another trend that’s emerging in kitchen cabinets is combining cabinet colors, where some cabinets are white or grey while others are traditional stained wood.

· New functionality in cabinets – Hardware manufacturers, like Blum, are changing the look and the way cabinet doors and drawers function. In kitchens where space is an issue, hydraulic, easy close doors that fold up and out of the way at the touch of a button are game changers.

· Brightly colored sinks – Gone are the days of boring old stainless steel or white sinks. With the neutral color palates of today’s kitchens, you can add in a pop of color with your sink and capture the same element of color in your backsplash to offer some visual interest.

· Black and white design palette – Black and white design has been seen in many iterations over the years, making it both classic and contemporary. You can juxtapose white cabinetry and walls with black appliances and granite countertops for great visual contrast.

· Bold light fixtures – Adding large, bold light fixtures is a budget-friendly way to spice up your space. Choose fixtures that really speak to your personal sense of style, and don’t be afraid if they look a little large for the space. Much like adding a pop of color, adding one or two oversized fixtures will add visual interest to the trendy, muted palates of kitchen design today.

· Leverage technology – Today you can even automate your kitchen. You can install a hands-free faucet, motion sensor lights or even a meat thermometer that alerts your smartphone when your dinner is fully cooked. Don’t rely purely on design and count functionality out when you’re designing your dream kitchen. Think about what will make your life easier, and you can almost guarantee there’s a gadget out there to help.

· Maximize storage – If you have stacks of plastic storage containers (that never seem to have just the right lid), you need freshly designed storage solutions. You can get great additions, from designers like Hafele, like multi-tiered drawers to help maximize your storage space.

NEW FEDERAL REAL ESTATE CLOSING DISCLOSURES IN EFFECT OCTOBER 2015. What they are and what do they mean to you?

New rule for disclosures

There is a new rule for disclosures in real estate transactions – it is called the TILA-RESPA Integrated Disclosure, or TRID, rule. The rule will go into effect on October 1, 2015 for real estate contracts that are fully agreed to on or after this date. We atJacobson Realty and Home Staging want to fully explain what TRID is and how it will affect you so you have the necessary information to go confidently to the closing table.

Why Did We Need a New Rule?

The federal government under the direction of the CFPB (Consumer Financial Protection Bureau) has determined that the settlement statements, currently known as TIL and HUD1, are difficult to understand, which has also made it difficult to comparison shop for services. The CFPB believes more transparency is needed to help buyers better understand the terms and conditions of their mortgage loans.

What Is the New TRID Rule?

The new rule consolidates four existing disclosures for closed-end credit transactions secured by real property, into two new ones. This means for most loans, there will be two disclosures: your Loan Estimate and your Closing Disclosure. A few exceptions to the new rule exist such as home equity lines of credit (HELOC) and reverse mortgages, will still use the Truth In Lending and HUD-1 disclosures, as always.

The Loan Estimate

The Loan Estimate is a good-faith estimate of the credit costs and the terms of your transaction. It replaces the existing Good Faith Estimate and Truth In Lending disclosures. You should receive your Loan Estimate within three business days from the date your lender received your loan application. If you want to proceed with the loan, you must notify your lender within 10 business days to state your intention. The Loan Estimate provides more detail than previously used documentation. You will receive the loan terms; projected payment changes especially if you want an adjustable rate mortgage, and a glossary of terms to ease you through the understanding process.

The Closing Disclosure

This new Closing Disclosure is the final disclosure reflecting the actual terms of the transaction for the buyer and seller. This replaces the HUD-1 and final Truth In Lending disclosures. You will receive this no later than three business days before the closing date. This gives the buyer the opportunity to fully review the terms of the loan before you go to the settlement table. The form gives you information relative loan terms, closing costs, loan costs, title services, taxes, the seller’s costs and more. There should be no surprises at the closing table with this new disclosure. In the event there is a change to the new CLOSING DISCLOSURE the transaction will automatically extend for 3 business days until paperwork is corrected and the buyer, seller and lender have had time to compete another review and there are no changes. Any further change automatically adds 3-day extension to the closing. Delays may be the result of a walk through inspection issue, a numeric correction, or any last minute uncontrolled event.

HOW TO PREPARE FOR THE CHANGES:

– Buyers and sellers should extend typical closing times by at least 7 days in anticipation of a delay but strive to close earlier if agreed to by all parties. This will help prevent the automatic 3-day extension imposed by the federal rule.

– Buyers should conduct their walk-through inspection at least 7 days prior to closing to provide sellers time to repair, replace or correct final walk-through issues

– Sellers need to be better organized to allow buyers to conduct a thorough and complete final walk-through inspection. The packing and moving process will be much easier for all parties if the seller is as organized as possible. Movers and moving truck assistance should not be confirmed until after the walk-through inspection.

– Buyers, with guidance from their Realtor, should be confident in their selection of lender and title companies. The stronger their relationship the higher the success rate will be to close without errors and on time!

– Average closing times have been 30- 45 days. Under this new rule buyers and sellers should anticipate a 45- 60 day timeframe for closing. Closing more quickly may prove to be difficult if mortgage financing is needed.

Purely in the interest of research (haha!) we’ve checked out dozens of Western Prince William County restaurants. While we have not found a bad one yet, here are some eateries that definitely stand out.

Gainesville

· Best Mexican food – El Tio’s(7527 Linton Hall Rd., Gainesville, VA 20155) Enjoy fresh, authentic, tableside-prepared guacamole inside their dining room or outside on the patio.

· Best new wine and coffee bar – Trummer’s Coffee and Wine Bar (14013 Promenade Commons, Gainesville, VA 20155) This is yet another family-owned business with a friendly attitude from the Trummer family (they also own Trummer’s On Main in Clifton). They offer outstanding coffee — the Italian latte is my favorite! Splurge on homemade pastries and paninis — you won’t be disappointed. Enjoy a glass of wine or homemade sangria after work at the bar.

· Best happy hour hors d’oeuvres – Firebirds (14020 Promenade Commons Street, Virginia Gateway, Gainesville, VA 20155) Wind down after work with some top-quality appetizers, offered in the lounge area and bar until 7 p.m. My top picks are mini maui-maui tacos, Cajun shrimp, grilled chicken strips with signature dipping sauce and ahi tuna (just to name a few delicious options).

· Best crowd-pleasing bar – Bar Louie (14081 Promenade Commons St., Gainesville, VA 20155) is loud and lively with great drink selections. See your friends and enjoy the scene.

· Best Sunday (and all-day) breakfast – Eggspectation (8058 Crescent Park Dr., Gainesville, VA 20155) has a large menu with eggs anyway you like them. They also have the best variety of homemade bloody Marys I’ve ever seen, with and without alcohol!

· Best quality, affordable, quick food – Afghan Famous Kabob (14702 Lee Hwy., Gainesville, VA 20155) has ethnic cuisine at its best, with may appetizers to choose from. My favorite to-go selections are chicken kebobs, homemade bread and hummus.

· Best new affordable, family-style dining – Nando’s Peri-Peri (1400 Promenade Commons St., Gainesville, VA 20155) is a Portuguese restaurant where you can get flamed grilled chicken in flavorful Peri-Peri sauce. You place your order, decide the level of spice or heat, and enjoy a glass of wine or beer if the mood is right. I recommend the fresh spinach and sweet potato salad with grilled Peri – Peri chicken on top – big and delicious! Upbeat, fun décor helps make for a kid-friendly experience without breaking the budget!

Haymarket

· Best pizza – It’s a tie for this title, and both restaurants are in the same town.Tony’s New York Pizza (5361 Merchants View Square, Haymarket, VA 20169) andGiuseppe’s (15120 Washington St., Haymarket, VA 20169) both have amazing pizza selections! Watch Tony’s Pizza hand-craft your pizza while you wait. With outstanding crust and flavor, there are no disappointments at Tony’s. Giuseppe’s is a family-owned business that offers large bread-crusted pizza in the dining room, bar area or back porch, with free entertainment on most weekends. They can also accommodate larger parties upstairs.

· Best crowd-pleasing bar – It was a toss-up for my favorite, and I just couldn’t exclude Lion and Bull, a great bar with live entertainment most weekends.

Bristow

· Best new bagel shop – Tom and Suzie’s (9110 Devlin Rd., Bristow, VA 20136) Savor the taste of Long Island bagels — large, light and packed with flavor. Grab one of their outstanding bagel sandwiches in this family-owned and operated shop. The secret to their bagels is dough fresh from Long Island. The owner, Suzie, says their bagels are so tasty because, “It’s all about the water!”

· Best Asian food – Asian Garden (12857 Braemar Village Plaza, Bristow, VA 20136) has a big selection of food including Chinese, Thai and Japanese sushi. It’s always clean and inviting with a friendly staff to complete your dining experience.

Having a good realtor in your court makes the home-buying process much easier on you. And good realtors have great connections throughout their community. One such connection is with a reputable home inspector.

Having a home inspection is one of the most important steps in buying a home. Even though an inspection is optional, you don’t want to forgo it. Opting for a home inspection can ensure that the home of your dreams is in great condition before purchasing. Here are eight important areas a good home inspector will investigate.

1. Exterior walls – Home inspectors check the quality of exterior walls. This ensures the home you are buying has siding in good condition.

2. Foundation – Clearly all homes should have a solid foundation. Home inspectors have eyes trained to pick out concerns, like cracks, and alert you to potential problems.

3. Garage – Within garages, inspectors check for sufficient ventilation, the framing of the area and that all doors are in working order. While you may be simply excited to have the extra space for vehicles or storage, your inspector looks deeper to make sure you’re safely covered.

4. Roof – We all want a solid roof over our heads, and a home inspection will ensure that your new home has one. 7. HVAC – Your inspector can estimate the age of your air conditioner and furnace and tell you the condition of each. If either needs repairs, maintenance or replacement, he or she will let you know.

8. Insulation – Home inspectors can also examine the home’s insulation and ensure that it is safe and adequate. Proper insulation means lower utility costs and better climate control.

Your home inspector’s report gives you a bird’s eye view of your potential new home. You and your realtor can sit down together, work through any items of concern and determine what, if anything, you’d like to ask the seller to fix. Your realtor will help you create reasonable and professional requests. If there are major concerns that the seller is not willing to fix, a home inspection also allows you the freedom to opt out of a contract, thus giving you peace of mind.

The Quicken Loans National PGA Tour Is Headed for Gainesville!

From July 27 – Aug. 2, Gainesville is set to have “a few” visitors in town, one of whom will be Tiger Woods. Woods and thousands of golf fans are heading in for the Quicken Loans PGA National Tour hosted by the Robert Trent Jones Golf Club. The field will be comprised of 120 top global PGA performers competing for their share of $6.5 million in prize money. The RTJ Golf Club hasn’t hosted a major PGA tournament since 2005, making this an extra-welcomed event.

Robert Trent Jones, Sr. designed the course around Lake Manassas. He considered the spot to be the best golf course land he’d ever seen. RTJ is a true golf club — no tennis courts, no pool— just golf and members who are passionate about the game. This invitation-only club consists of golfers who respect the game’s traditions and revel in distraction-free golfing. From the soothing lake views to the impeccable greens, the club delivers a first-class experience for members and their guests and is sure to impress as a stop on the PGA Tour once again.

The tour raises funds for the Tiger Woods Foundation, a foundation that creates “programs [that] break the cycle of poverty through college-access opportunities for low-income students.” The educational programs create connections between schooling and a career, and help design a plan for college for these first-generation scholars.

The PGA Tour also honors our armed forces. In our town, the tour will continue this tradition by offering complimentary tickets, food and other amenities to military families. Lockheed Martin is serving as the tour’s military services partner. The company’s employees plan to volunteer to enhance military outreach throughout the week.

Tournament officials will distribute a total of 30,000 complimentary Lockheed Martin Military Pavilion tickets to military members in our area. Qualifying recipients include all U.S. Department of Defense personnel, including Coast Guard. Each person may receive up to four good-any-day tickets, which must be picked up in person. For those living outside the immediate Washington, D.C. area, ticket requests can be made to the Pentagon on your behalf through a local ITT/ITR office.

Department of Defense employees aren’t the only ones being celebrated on this tour stop. Teachers and first responders can snatch up special packages for $30 – $35, including a single-day grounds ticket and a $10 food voucher. Veterans can also purchase tickets at a 25 percent discount. Regency at Catharpin Creek

Regency at Catharpin Creek, an assisted living community planned to be built at 5570 Catharpin Rd. was approved in April of last year. The Board of County Supervisors voted yes on the rezoning of 102 acres from agriculture to planned-mixed residential for an age-restricted community with a maximum of 208 single-family houses.

Although the community would fit with surrounding communities in Gainesville, such as Parks of Piedmont and Heritage Hunt, it would differ from its neighbors to the north along Catharpin Road, where housing is less dense. Regency will be made up of only single-family homes, no apartments or townhouses, in order to fit into the more rural feel of the area. In addition, about 55 percent of the overall property will be open space.

While the builder has not announced a timeline for completion, Regency will have easy access to a walking trail, a nice amenity for residents to enjoy local, natural beauty.
